Ayala's startups

A long time ago, before the era of Wi-Fi and smartphones, the country's oldest business house Ayala Corp. created a new business unit called i-Ayala to foster innovation, and invest in dotcom and tech companies. The group forked out some P1 billion then, but hardly benefited from the investment.
The foray into technology then was deemed ahead of its time.  The internet was just picking up in the Philippines and tech investing didn't have the benefit of hindsight then.

About two decades after, the Ayala group is again building up its investments in technology and is now keen on providing financial muscle to startup companies that offer anything cutting edge or potentially disruptive (outside of Globe Telecom's Kickstart Ventures). Reflecting its reenvigorated appetite for tech investing, Ayala recently announced its pioneering entry into e-commerce focused on the ePharmacy (MedGrocer), inclusive financial technology (GCash and Fuse Lending operator Mynt) and online retailing (Zalora).

Ayala has so far invested $50 million to $100 million in potentially disruptive businesses.

Ayala also bought a minority stake in a startup company in Silicon Valley that has developed "proven" technology to enhance efficiency of solar panels.  To date, this is a small company but with a big laboratory and production lines. "The economics of solar is moving in the right direction which we believe is going to be the  solution to many energy problems," Ayala Corp. managing director Rene Almendras said.

Due to a confidentiality clause, Ayala can't disclose the name of the solar technology firm. Anyhow, the investment is deemed "too small" relative to Ayala's total portfolio to compel any disclosure of material info.

Ayala Corp. chief finance officer Teodoro Limcaoco stressed that the group had no carte blanche mandate to buy into just any startup.  He said Ayala would be open to investing in startups that offer synergy with the group's existing business and those that bring something disruptive or innovative to the industries the group was in.  "We also have to believe in the founder's vision and credentials," added Paolo Borromeo, Ayala group head of corporate strategy.

"That shows you how we are evolving at the Ayala Corp. level. We're willing to invest seed funding now to new starups whereas before, we were always hesitant to these things," Borromeo said. "We're bolder but still deliberate," Almendras added. — DORIS DUMLAO-ABADILLA

New crown jewel

As Alveo rises to be the biggest brand in Ayala Land in terms of profit contribution this year (edging out Ayala Land Premier for the first time), the group has appointed a fast-rising female executive to be the new steward of this new crown jewel.

Effective March 1, Jennylle Tupaz, former chief operating officer, assumed the presidency of 15-year-old Alveo Land.  She's also one of the youngest among the group's business segments.

Tupaz is not only very good with numbers (she's a statistics graduate from UP Diliman) but an expert in corporate planning and business development.  She has been with the Ayala Land group for two decades.

The new Alveo boss has set high goals for the brand. While Alveo plans to bring to the property market a record-high P40-billion worth of inventory this year, sales take up was targeted at P45 billion (without value added tax), likewise another record high from last year's gross sales of P38 billion.

Alveo's projected rise as Ayala Land's biggest brand this year is a function of the big launches made in the last four years alongside strong the strong market take-up.

In its 15-year history, Alveo has launched 84 projects in 12 locations valued at P206 billion, mostly comprising residential and office-for-sale units. This year, the P40 billion new launches planned by Alveo would consist of 16 new projects with over 5,000 residential and office units.

About 60 percent of Alveo's launches last year consisted of projects in Metro Manila while 40 percent of new projects were in provincial areas. Moving forward, Tupaz said Alveo would increasingly rely on provincial areas for growth.

ALI in Canada

Unknown to many, property giant Ayala Land Inc. has had a fleeting love affair with the property market of Canada, that country with a handsome "CEO" Justin Trudeau who welcomes migrants and refugees with open arms.

ALI teamed up with a Canadian property developer Rize Alliance Properties on a small mixed-use project in Vancouver.  It took a 49 percent stake in this project "The Independent" that offered 258 residential units, all of which have been sold out.  The project which sits on an 1.2-acre property also offered for lease retail space in three podium floors.

"It's in a high-transit area so it sold out really well," said ALI chief finance officer Jaime
Ysmael who noted that secondary prices for these homes had surged by around 50 percent to about a thousand Canadian dollars per square foot since launch.

But after gaining a foothold into Vancouver with satisfactory results, ALI isn't keen on pursuing Canada in a big way. In fact, he said ALI may unload its stake in the retail component of "The Independent" to the local partner. "That's probably it, for now," Ysmael said.

Meanwhile, ALI is devoting more of its time and resources to its country of origin, where opportunities are still aplenty. —DORIS DUMLAO-ABADILLA
